I served as the federally subcontracted survey project manager for the Natural Resources Conservation Service for the Wetland Reserve Program in Louisiana. The survey team in this case was tasked with creating easement boundaries according to a proposed design. This required extensive research and direction to ensure the accuracy of the perimeter. 

As part of this project, I got experience researching court records as well as completing field work. The Terra Catahoula encompassed more than 1,000 acres of rural property and required extensive on-the-ground surveying and research. 

The final boundary survey was delivered under my professional license and included a digital format, paper format and GIS shapefile.

I was told I need a Land Surveyor, but I'm not sure why.
If you are inquiring about a survey for a residential development, you likely need one of the following surveys: 

• Elevation Certificate: This is a federal document used to obtain flood insurance and to satisfy regulatory requirements (permitting) while under construction.
  
  
• Boundary Survey: This establishes a record for a property's claim of title and the current condition. This survey documents the improvements made to the property and their respective location on the property, along with the size, dimensions, permanent markers, possible encroachments, etc. These surveys are used for a variety of reasons. They can satisfy regulatory requirements, be used for construction or division of property and can resolve legal matters.
  
  
• Builder's Package: This is a term use to define a series of surveys required to satisfy lender or regulatory requirements while in the construction process. Generally, these surveys are grouped together. A lump sum estimate is given for all.

So I have established that I need a survey. What's next? 
Depending on the type of survey, I can either provide an estimate at the time of inquiry, or I will require some additional information or preliminary research before I can give an accurate estimate. If the estimate is approved, I will send a standard letter agreement which outlines the scope of work, schedule and compensation. 

Some useful information that may expedite the estimating process:

• The survey needed
• The property address
• Owners' names and contact information

For boundary surveys:

• Copy of the legal description or deed
• Copy of any maps or relevant documents which pertain to the property
• Property condition – vacant, wooded, flooded, etc.?
